About the Company

Established in 1918, Halter AG has emerged as a premier construction and real estate firm in Switzerland, boasting approximately 400 employees and offices across key cities including Schlieren near Zurich, Bern, Basel, Lucerne, Lausanne, Geneva, and St. Gallen. Company’s commitment to innovation not only enhances the quality of life and utilization of built environments but also drives productivity gains. This approach underscores the emphasis on internal and external collaboration, extensive expertise spanning the entire property life cycle, and a corporate culture characterized by openness and curiosity, facilitating continuous improvement of our products and processes.

At Halter, sustainability lies at the core of our operations. The company is dedicated to implementing long-term solutions through a circular economy approach, prioritizing transparency in sustainability endeavors. Company’s advocacy for thoughtful architecture and urban development aligns with our goal of delivering lasting value to investors while leveraging digital technology to provide energy-efficient and eco-friendly solutions.

Halter’s strategic goals include promoting transparency – the 4-eyes principle, agile collaboration, and a continuous flow of information. Robust decision-making foundations and reliable risk management.

The company is also gearing up to set up photovoltaic panels over an area of 2,800 square meters to create green energy, a portion of which will be utilized onsite.

BIM Implementation

The level of BIM integration depends on the project’s settings. Here, to identify the needed level, questions might be:

    1. Do we need to design the product using 3D models?
    2. Does the owner demand any asset data in models or databases?
    3. Do we need data to support our business processes or to enhance our business knowledge?

Using 3D Models:

      • Architects, civil engineers MEP experts and others mostly using 3D-ready Software for modelling their models
      • The different models are virtually merged to 1 confederated model – usually on specialized collaboration platforms.
      • With special software these different models can be checked for collisions

Virtual Design and Construction:

      • Tasks are documented and sent via smartphone application directly to the responsible person
      • 3D model and 2D drawings are merged and available on the mobile devices and allow an allocation of the tasks
      • The functionality is cloud based and 24/7 available
      • All tasks are structured by location and work package and many more meta data (tags)

BIM implementation allows:

      • One-Touch Comparison & Evaluation
      • Digital building models (DBM) will be used to gather knowledge on:
  • Urban design (special dimensions) and architecture (functionality)
  • On the implementation of the usage requirements
  • The distribution of areas
  • On the exterior design

Halter strives to make meaningful use of the opportunities offered by digitization throughout all phases of the planning and construction process and thus to achieve an increase in productivity and quality:

Requirements: Are based on the project’s goals for each stage of the process
Support: Know-how, coaching and tech infrastructure is provided by Halter (technical coaching)
Process: Dialogue-like with interim meetings and final presentation

Early Involvement and Implementing Data:

    1. Usually, no specific information needs from the client (project information needs are defined for project management)
    2. Basic classification (IFC standards and eBKP-H) of the building elements allow a filtering according the information needs – calculations, procurements, etc.
    3. Numerations of spaces, areas and zones allow a streamlined information management in planning and construction phases

Using a powerful Common Data Environment allows the implementation of:

360°-Photography

      • Drone images and terrain surveys
      • Point clouds

Risky situations can be evaluated in early stages and digitally documented

Goals

Mega trends that will shape the building of BIM for Halter AG.

      • Sustainability : will create thousands of data values to evaluate a project by carbon emissions
      • Construction Assets: defined information needs by the client, or the operator will also create a lot of more data to handle
      • Linked Data & AI: Will shape the data handling and the BIM rapidly and the cost of controlling could drop significantly
